It’s important to consider how your home looks from a buyer’s perspective. Not everyone has the same taste in furniture, atmosphere, design, etc. You’ll want your home to appeal to the most people possible – after all, the more potential buyers you attract, the easier it will be to sell your home and the higher your sale price will be. There are many small, inexpensive things you can do to make your home more attractive to potential purchasers.
1. Inside Presentation Of Your Home:
Go carefully through your home; perhaps take a friend with you as well. Look for things that stand out and show off your personality – family photos, quirky pieces of art, and souvenirs from vacations you may have been on. All these lovely memories of yours’ should be put carefully out of sight. The idea is to give your place as neutral an air as possible. Potential buyers need to look around and see themselves living there, not someone else. If you have particularly unique pieces of furniture, such as a hot pink couch or freestanding man-high candelabras, consider placing these items in storage on the days when your home is open for showings. You can rent furniture if need be, for open house days. If you do decide to do this, stick to plain colours and simple styles. Beige couches and brown or tan rugs are neutral tones. Simple one or two colour prints on the walls – or leave them blank if you can – are all that’s required.
De-clutter; make sure people can move easily around your home. If the place seems a little crowded, see what furniture you can place in storage quickly and easily. Keep the basics; for example, lounge rooms should have a sofa and maybe two or three chairs, depending on size. A coffee table, perhaps a rug and maybe one more piece of furniture like a cabinet, again depending on size. Can three or four people walk easily and comfortably around the room? Get a few friends together and try this out; if not, what can you remove?
It’s also a good idea to complete any minor repairs you never got around to doing before; small holes in plaster walls, or cracked windows. Fix any dripping or leaky taps. Some potential buyers like to check all the taps work properly and you don’t want them thinking your plumbing’s a mess just because you forgot to replace a washer in your laundry. Don’t forget the taps in your garden either. Ensure all light bulbs are new before your open house days, as prospective buyers may try the lights and if they don’t work, they might conclude that there are electrical problems in your house.
2. Outside Presentation Of Your Home:
Stand across the street from your home and look at it critically. Is the garden a little untidy? Is it a bit bare? Drive by a few times and see what you notice from your car. A weekly visit by a groundsman would probably do the trick, but pay attention to the weather. Also ensure your letter box is upright and your house number is clear and visible from the street. If there is any clutter in your garden – especially your front yard – make sure you get rid of it. Broken flower pots, the odd dead shrub, etc. should all be removed and / or cut down and carted right away. Also make sure your front door and walls are as clean as possible and free from cobwebs.
